What does an HOA provide for the residents?

    • The HOA covers a range of expenses that are not always visual representations. Your dues cover everything from the upkeep of the pond, utilities, landscaping, attorney fees (which include retainer, pursuance of debt, etc.), and subdivision initiatives (ex: Dead tree removal, future beautification projects).
    • We will communicate all expenses and projects to the residents for full transparency.

Does HOA dues cover vacant or foreclosed properties?

    • No, dues for vacant or foreclosed properties are the responsibility of the owner until the lot is transferred to a new buyer.

Does the HOA cover damage to the exterior of my home and roof?  

    • Any damage to the exterior of the home or roof is the responsibility of the resident through their insurance.

How do I make my quarterly payment to the HOA?

    • Quarterly payments can be made via PayHOA.com.
    • To create an account: At the top right of the screen select “Register” then “Join Existing HOA” on the top right of the screen.  Follow the screen prompts to complete the process.
    • Please send an email to the HOA if you have any issues.

Where can I mail my HOA payment?

    • Our preference is that you use the PayHOA site; however, your HOA fees can still be mailed to the P.O. Box. Our mailing address is:

What determines proof of my HOA payment?

    • The HOA Board has access to view payments made to the system. When payment is submitted though PayHOA it is posted in the system as documentation.
    • The resident also has access to view payments under their personal profile.

What if I am behind on my HOA payment?

    • All residents that have fallen behind on their assessments will receive notice from the HOA. The letter acknowledges the late fee and options for method of payment. If the fees continue to go unpaid, the resident is turned over to the attorney for collection.

What is the policy regarding lawn maintenance?

    • Per the Covenant, residents are responsible for the upkeep of their yard. If the resident has a fence where the property line extends beyond said fence – the resident is responsible for the lawn up to their property line. Homes that do not maintain their lawns are notified by the HOA Board and given a time period to resolve the infraction. If the lawn is not cut within the time period, the HOA Board will have the lawn cut by our landscaping vendor and an assessment is attached to the resident.

What is the leash/curbing rule?

    • All dogs must be leashed while walking and all waste must be picked up. Curbing means to clean up the waste of your pet while walking throughout the neighborhood. If anyone is reported to the Board violating this requirement, the resident will be notified and possibly fined.

Are there rules regarding parking?

    • We ask that all residents park in areas that do not block the mailboxes or driveways. As a courtesy, we ask that you notify your neighbors if you will have a large gathering that will require parking in front of your neighbor’s home. If needed, there is additional parking on side streets and the same requirements will apply. The HOA Board also asks that residents are mindful of delayed USPS delivery if parking by a mailbox. Parking would be acceptable by a mailbox after 6pm since most mail is delivered by that time.

Who is responsible for cleaning the streets during the winter?

    • The Town of Merrillville is responsible for snow removal during the winter.

Can I build a fence or privacy panels?

    • Per the covenant, with the exception of the Abbey homes (panels only) residents have the option of panels or a fence.
    • The panels must follow the colors outlined in the covenant.

Do I need board approval before I build a fence on my property?

    • Residents are required to submit the following information for an Architectural request:
      • Supporting documents (Ex: Design, Product/Material Specs, and Contractor Licenses/Insurance)
      • Town of Merrillville Permit (when applicable)
      • Response Time is 7 Business Days
